Predictive/Proactive maintenance practices for Rotary Screw Air Compressors (& other types of assets)

    NW Chapter members,

I am the QCR Manager for a non-profit, service provider (Facility Management contractor) for a large Naval Air Station in the Pacific Northwest and we serve a large campus with many buildings with a long list of assets to maintain. We have established a new reliability program at our facility and we have purchased some test equipment to supplement that program.  We have Fluke acoustic and thermal imagers, Fluke vibration testers, Fluke power quality analyzers and Fluke on-line, wireless vibration analyzers as part of our stable of test equipment.  The on-line devices are strictly for vibration monitoring while the remainder of the test gear is relegated to devices to be used by our Maintenance Technicians.

While most of the assets are relatively straight forward (rotating gear), some of the equipment presents challenges for predictive maintenance programs.  One of our biggest challenges is the rotary screw air compressors with VFD power.  We are looking for some expert advice on the use of test gear for predictive maintenance on these compressors, especially the units with Danfoss Tuborcor compressor/drive units with magnetic levitation bearings.  Another challenge for us is the use of this gear with small-scale, hydronic boilers service stand-alone buildings. We definitely want to provide the maximum predictive advantage we can with our test gear, but we aren't sure where to focus our attention with these pieces of equipment.

If anyone has some experience with predictive maintenance on these types of assets, I would greatly appreciate the opportunity to engage in conversations to discuss how we can improve on our current practices and what insights you may have to help us better manage these types of assets.  Please feel free to contact me with any information that might help us better serve our customers.  Thank you.
